Definition of a Foreclosure

What is meant by the term "foreclosure"?

It's simply a property that has been defaulted on in some way. It could be the lender didn't make their mortgage payments. It could be that they didn't pay their property taxes. In either case, the property has been put on the market for the lender or tax authority to collect the debt.

The term "short sale" is used a lot also. In this case the property has not be foreclosed on... yet. But, it's a distressed situation and it's heading that way fast. With a short sale the seller is most likely the owner of the home. However, technically they owe more on the property than the current buyers are willing to pay for the property. So, banks and other "mortgagees", must approve of the sale because as the lender they probably won't be able to completely recoup the amount owing. Yes, foreclosures do happen. Unfortunately for many households they are on the rise.

Why?

Shifts in the economy has been a big cause of foreclosures lately. Also, divorce, bankruptcy, and monthly payments that increase due to original loans that had adjustable rate mortgages that are going up at a rate the homeowner can't keep up with.

Here are some of the technical terms for foreclosures; Bank Owned, REO and FDIC Foreclosures; State, Government Tax, IRS, Treasury Foreclosures; FHA and HUD Foreclosures. A lot of technical terms. Really, the only thing a buyer has to know is that they are are foreclosed properties that can be an ideal investment.

Again, lower prices are usually available with a foreclosed property. It's not uncommon to acquire a foreclosed property, whether it be in Bountiful Utah or anywhere else in the country, at 20 to 30% lower price than comparable properties.

Look for foreclosure auction sales. Here the seller auctions the property to the highest bidder.

Also, remember the pre-foreclosure sales such as short sales by the homeowners. The seller is motivated and often willing to do whatever it takes to get the property sold fast. Finally, look for the word "repossessed house or homes" also. Quite frankly, that's what a foreclosed property is; a repossessed property. Banks nowadays in areas like Bountiful almost always use a Realtor including the Realtor MLS, Multiple Listing Service, so use this service to  find them.
